    Context

Investors shortlist industrial parks before they ever call you

Site selection teams filter their options early, mostly online. At that stage your website, documents and what others say about the project do the selling for you.

    US$50.36B

in registered FDI flowed into Vietnam in the first nine months of 2026, according to the General Statistics Office

    27%

of a B2B buying journey is spent researching independently online, according to Gartner; only about 17% is spent meeting suppliers

    67.5%

of Japanese companies in Vietnam named administrative procedures as their biggest risk, in JETRO's FY2025 survey

    Challenges

Why leasing industrial land is harder than other real estate

    Decision makers are overseas

A group spanning headquarters, the CFO, site selection consultants and brokers, each needing different information.

    Long decision cycles

From first inquiry to MOU can take more than a year. Without a CRM, prospects slip through the cracks.

    Many leads, few real ones

Forms can fill up every month with no site visits if no one has defined a qualified lead.

    Websites lack comparable data

Site selectors need land availability, utilities, distance to ports and incentives, not just renderings and a welcome message.

    Roadmap

    The first 90 days

    Month 1: Foundations

Audit the website and data, standardize the technical spec sheet, pick 2 to 3 priority markets, build the target company list, set up CRM and tracking.

    Month 2: Launch

Multilingual landing pages, drone video and 360 tour, search and LinkedIn ads to the target list, toolkit sent to brokers.

    Month 3: Focus

First market report, nurture email sequence, compare inquiry quality by channel and shift resources to the best performers.

    Example

    Three industrial parks, three approaches

In September 2026, Adtek prepared a digital marketing proposal for a developer with three industrial parks in northern Vietnam: one just breaking ground, one newly approved and one already operating. Three different stages meant no single message or channel could serve all three.

    • Six segments instead of one "FDI investor" list: for each park, investors still in their home country are separated from companies already running factories in Vietnam.
    • Lead with legal speed and the ecosystem, not price: fast permits, one-stop support and the surrounding supply chain.
    • Keywords across four search intents in five languages: Vietnamese, English, Chinese, Korean and Japanese.
    • Local channels for each market: Baidu and WeChat, Naver and KakaoTalk, Yahoo Japan, LinkedIn, Zalo.
    • A written definition of a qualified lead, agreed with the sales team before any ads go live.

The developer's name and project details are kept confidential.

    Measurement

Measure real investors, not just lead counts

    Qualified inquiries

Industry, land size and timing match the available land, confirmed by a follow-up call.

    Spec sheet downloads

Investors comparing locations, who should be nurtured further.

    Site visits

The earliest and clearest sign that an investor is serious about the project.

    Source of every inquiry

Channel, campaign, language and country tagged from the start and updated in the CRM at every step.

    FAQ

    Marketing an industrial park

What do we need to prepare before starting?

Information on available land and current infrastructure, the investor markets you want to prioritize, and view access to your website and Analytics. A multilingual technical spec sheet can be built with Adtek in the first month.

Does Adtek create content in Chinese, Korean and Japanese?

Yes. Landing pages and content are written separately for each language based on how investors in that country search, not machine translated from Vietnamese, and run on local channels such as Baidu, Naver and Yahoo Japan.

How soon will investors get in touch?

The first month is spent on foundations, and inquiries usually start once ads run from the second month. Land leasing decisions often take many months, so progress is tracked through qualified inquiries and site visits.

How does Adtek work with the developer's sales team?

Adtek generates and qualifies investor leads. The sales team follows up, invites investors on site visits and negotiates. Both sides agree in writing on what counts as a qualified lead before launch.

Learn more: how industrial park marketing differs, the FDI site selection journey and how to measure it

Industrial park marketing means finding and nurturing the companies that lease industrial land, mostly foreign direct investors, through digital channels: the website, SEO, search ads, LinkedIn, broker materials and a CRM. Unlike residential real estate, the buyer is a decision group that usually sits overseas, the cycle from first inquiry to signing can run longer than a year, and each person in the group needs different information.

How industrial park marketing in Vietnam differs from residential marketing

      • The buyer. The parent company's expansion team, the CFO, site selection consultants, industrial real estate brokers and a law or accounting firm in Vietnam.
      • The information they need. Site selectors compare numbers: available land, plot sizes, power and water capacity, distance to ports, airports and expressways, tax incentives and the labor pool. Renderings and a general welcome message do not get a park through the first screening.
      • Language and channels. In the first eight months of 2026, Singapore and South Korea led newly registered FDI into Vietnam, followed by Hong Kong (China), mainland China and Japan (General Statistics Office). A website in Vietnamese and English only misses most Korean, Chinese and Japanese readers, and each of those markets has its own search engine, such as Naver, Baidu and Yahoo Japan.

The FDI site selection journey and the channels that match it

StageWhat the investor doesChannels to have in place
ResearchSearches by province, industry and nearest port; reads reports and asks AI toolsSEO and AIO in each language, search ads
ShortlistCompares specifications across a few parksA multilingual website with a downloadable spec sheet, a broker toolkit
Remote assessmentChecks the site from abroad before booking a flightDrone footage, 360 tours, interviews with tenants already operating in the park
Site visit and negotiationVisits the park and works with the sales teamA CRM that tracks the whole buying group, step-by-step email follow-up

What an industrial park website should publish

Not every number belongs on a public page; rent, for example, may change from deal to deal. But an up-to-date technical data sheet, downloadable in several languages, is what site selectors need from the very first screening. Asking for a company email in exchange for the download is also the most natural way to learn which companies are interested, so they can be followed up through a CRM over a long sales cycle.

      Measuring industrial park marketing

The number of form submissions says little on its own. Adtek tracks qualified inquiries (industry, land size and timing that fit the available land, confirmed by a follow-up call), spec sheet downloads, site visits and the source of every inquiry by channel, language and country. The definition of a qualified lead is agreed in writing with the developer's sales team before any ads go live.
